




AVAIO is pleased to showcase Project Leo, a 760-acre project with 150MWs of power contracted and being delivered in June of 2027. The site is just 10 miles from downtown Little Rock in Pulaski County, with an approved Site Plan for a data center campus.
Project Leo is a large-scale property well situated with on-site water and sewer infrastructure. Existing fiber networks along the adjacent I-530 and 145th street can be accessed by four non-single-point-of-failure campus fiber entry points. Grid power will be provided by Entergy Arkansas, who offers low rates with a healthy mix of carbon free generation from the grid and is undergoing planning to deliver an additional 420MWs of grid power to the site. The NGPL transmission natural gas pipeline, which connects the Chicago area to Gulf and Permian Basin areas traverses the site and AVAIO is planning for 500MW+ of behind-the-meter generation. AVAIO has further developed plans for 75MW of solar generation on the property.
Project Leo is a near term opportunity for leasable capacity in June of 2027 with great expansion opportunities for an ultimate gigawatt + campus. Turnkey, build-to-suit, and powered shell options are available.
